Job Responsibilities

• Preventative & General Maintenance: Performing routine checks on HVAC, electrical, and plumbing systems to prevent failures. This includes changing filters, lubricating machinery, and inspecting safety systems like smoke detectors.
• Repairs: Fixing structural, electrical, and mechanical issues, such as repairing drywalls, painting, replacing lighting fixtures, and repairing plumbing leaks.
• Facility Upkeep: Cleaning common areas, managing waste removal, and ensuring the premises are tidy.
• Grounds Maintenance: Maintaining outdoor areas, which may include landscaping, clearing walkways of snow, and maintaining parking lots.
• Safety & Compliance: Ensuring all areas comply with safety regulations, including inspecting fire protection systems and maintaining a safe work environment.
• Inventory & Documentation: Managing repair tools and materials, keeping inventory, and maintaining logs of repairs and inspections.
• Contractor Management: Scheduling or supervising outside contractors for major repairs or specialized maintenance. 

Job Requirements & Qualifications

• Education & Experience: High school diploma or equivalent, with 2+ years of experience in maintenance, construction, or manufacturing preferred.
• Technical Skills: Proficiency in HVAC, electrical systems, plumbing, carpentry, and preventive maintenance.
• Certifications: NCII certification, EPA certification, or technical vocational training is often required.
• Physical Ability: Ability to lift heavy equipment, work in confined spaces, and stand for long periods.
• Tools: Knowledge of power tools, hand tools, and specialized equipment (e.g., lawn mowers, generators). 

Key Responsibilities

• Preventive Maintenance: Conducting regular inspections of building systems, including fire pumps and generators.
• Repairs: Fixing plumbing leaks, electrical fixtures, lighting, and HVAC units.
• Safety Compliance: Ensuring the building meets local building and safety codes.
• Emergency Response: Being available for on-call, after-hours, or weekend work.
