Description

Formulates, monitors and ensures that the department budget for the year is aligned with the annual objective of the company
Market mapping; formulates the strategy in identifying target locations for site sourcing; validates the proposed sites and ensures that the data and information is accurate
Simulates the financials of each recommended site including the projected sales and capex estimates; works closely with Construction & Maintenance Department, Operations and Finance to ensure accuracy and reliability of those simulations
Negotiates the contract and other agreements with the lessor of new locations
Negotiates the contract and other agreements with the lessor of new locations.
Ensures that the lease renewal of existing sites is attended to on time; steps in when higher level negotiation with lessor is needed
Ensures that the rent payment and other lessor charges are processed on time
Coordinates and negotiates with leasing departments and lessors for any concerns
Lessor Management; ensures a good partnership / relationship with the lessors
Manages the itinerary and workflow of the department and his/her direct reports
Is also assessed not just on the achievement of target number of stores but also the achievement of the financial simulations (sales, profitability)
Works with Construction Department in the return of any temporary bonds required during the Construction period
Develops and manages his/her direct reports; identifies training needs of the department and ensures that said developmental needs are addressed
