Job Description

Jackstones Properties Inc is seeking a highly competent and proactive Project-Based MEFPS Engineer to oversee the complete engineering lifecycle of our development projects. In this role, you will be responsible for reviewing designs, supervising on-site installations, and ensuring that all Mechanical, Electrical, Plumbing, Fire Protection, and Sanitary systems are executed safely, on schedule, and in strict compliance with approved plans and engineering codes.

Core Responsibilities

1. Technical Design Review & Coordination

• Review and evaluate MEFPS engineering drawings, technical specifications, and design calculations to ensure high operational efficiency and buildability.

• Identify design discrepancies, spatial conflicts, or clashes between different utility lines (e.g., ductworks overlapping with fire lines) before on-site installation begins.

• Coordinate closely with the Architectural and Structural teams to ensure seamless integration of all utility systems within the structural framework.

2. On-Site Installation Supervision & Quality Control

• Supervise subcontractors and engineering crews during the installation of HVAC (Heating, Ventilation, and Air Conditioning), electrical wiring, transformers, plumbing distribution lines, sanitary sewer systems, and fire protection networks.

• Enforce strict Quality Control (QC) standards to ensure all workmanship and installations comply with approved plans, material specifications, and the project schedule.

• Conduct rigid testing and commissioning procedures (e.g., pressure testing for plumbing, insulation resistance testing for electrical systems, and functional testing for fire alarms/sprinklers) before system turnover.

3. Procurement Support & Material Inspection

• Inspect and verify all arriving MEFPS materials, equipment, and fixtures on-site to ensure they meet the approved brands, technical specifications, and quality benchmarks.

• Assist the Purchasing/Procurement team in reviewing technical aspects of supplier quotations, evaluating alternative equipment options, and vetting specialized MEFPS contractors.

4. Regulatory Compliance & Documentation

• Ensure all engineering activities and system layouts adhere strictly to national regulations (such as the Philippine Electrical Code, National Plumbing Code, Fire Code of the Philippines, and Mechanical Engineering Code) as well as occupational safety and health (OSH) standards.

• Review and approve as-built drawings, operations and maintenance (O&M) manuals, and warranty documents submitted by trade contractors before project closeout.

Job Qualifications

• Bachelor’s Degree in Electrical, Mechanical, or Civil/Sanitary Engineering. • Registered/Licensed Engineer (REE, RME, or RSE).

• Minimum of 1–3 years of active experience in site supervision, testing, and commissioning of utility systems for vertical residential, commercial, or mixed-use developments.

• Solid proficiency in analyzing complex schematic diagrams, single-line diagrams, isometric plumbing views, and fire protection layouts.

• Familiarity with engineering software (AutoCAD, Revit MEP, or Navisworks) for design review and clash detection purposes is highly preferred.

• Up-to-date knowledge of local construction laws, building codes, and standard testing methodologies. • Willing to work in Quezon City and able to start ASAP
