The Project Director – Sales (Leasing) is responsible for leading and executing the company's leasing and sales strategies to maximize occupancy, revenue, and client satisfaction across commercial, office, retail, residential, or mixed-use developments. This role oversees the entire leasing process, builds strong relationships with prospective and existing tenants, negotiates lease agreements, and ensures the achievement of leasing targets while aligning with the company's business objectives.


Duties and Responsibilities:

  • Develop and implement strategic leasing and sales plans to achieve occupancy, revenue, and business growth targets for all assigned projects.
  • Lead the leasing team by setting performance goals, monitoring productivity, coaching team members, and ensuring the achievement of monthly, quarterly, and annual leasing objectives.
  • Identify, prospect, and secure new tenants, corporate clients, and business partners through networking, market research, referrals, and direct business development activities.
  • Conduct property presentations, site inspections, and client meetings to showcase available spaces and effectively communicate the project's features, benefits, and leasing opportunities.
  • Negotiate lease terms, rental rates, commercial agreements, and contract conditions while protecting the company's interests and ensuring mutually beneficial arrangements.
  • Review, prepare, and coordinate lease agreements, letters of intent, and supporting documentation in collaboration with legal and administrative departments.
  • Build and maintain long-term relationships with tenants, brokers, investors, and key business partners to encourage lease renewals and future business opportunities.
  • Analyze market trends, competitor activities, rental rates, and industry developments to recommend competitive leasing strategies and pricing.
  • Collaborate closely with the Marketing Department to develop promotional campaigns, property advertisements, digital marketing initiatives, and leasing events that attract potential tenants.
  • Prepare accurate sales forecasts, leasing reports, occupancy updates, revenue projections, and performance analyses for executive management.
  • Monitor lease expirations, renewals, vacancies, and tenant retention initiatives to maintain high occupancy levels.
  • Resolve tenant concerns, negotiate solutions, and coordinate with Property Management to ensure high levels of customer satisfaction.
  • Ensure compliance with company policies, leasing regulations, contractual obligations, and applicable government requirements.
  • Manage leasing budgets, monitor expenses, and recommend cost-effective initiatives to improve sales performance and operational efficiency.
  • Perform other duties and special projects assigned by the CEO or Owner that contribute to the overall success of the company's leasing and sales operations.


Qualifications:

  • Bachelor's degree in Business Administration, Marketing, Real Estate Management, Management, or a related field. A Master's degree is an advantage.
  • Minimum of 7–10 years of progressive experience in sales, leasing, real estate, property management, or business development, with at least 3–5 years in a managerial or leadership role.
  • Proven track record of successfully achieving leasing and sales targets in commercial, retail, office, hospitality, residential, or mixed-use developments.
  • Strong knowledge of leasing principles, contract negotiation, property management practices, and real estate market trends.
  • Excellent leadership, team management, and coaching abilities.
  • Outstanding negotiation, communication, and presentation skills.
  • Strong analytical and strategic planning capabilities with the ability to interpret market data and develop effective business strategies.
  • Proficiency in Microsoft Office applications (Excel, Word, PowerPoint) and CRM or leasing management software.
  • Ability to build and maintain strong relationships with clients, brokers, investors, and business partners.
  • Highly organized, results-oriented, self-motivated, and capable of managing multiple projects under tight deadlines.
