Job Description: Building Maintenance Unit

Job Title: Building Maintenance Unit Personnel

Department: Engineering / Facilities Management

Reports To: Building Maintenance Supervisor / Engineering Supervisor

Job Summary

The Building Maintenance Unit Personnel is responsible for the inspection, maintenance, repair, and upkeep of the building's facilities, equipment, and utilities. The role ensures that the building remains safe, functional, and well-maintained while responding promptly to maintenance requests and supporting preventive maintenance activities.

Key Responsibilities

  • Perform routine inspections of building systems, equipment, and facilities.
  • Conduct preventive and corrective maintenance on electrical, plumbing, mechanical, carpentry, painting, and masonry works.
  • Troubleshoot and repair building fixtures, equipment, and utilities.
  • Ensure proper operation of lighting systems, water supply, drainage, HVAC, and other building services.
  • Respond immediately to maintenance requests, emergencies, and equipment breakdowns.
  • Monitor the condition of common areas and recommend necessary repairs or improvements.
  • Assist in the installation of new equipment, fixtures, and building improvements.
  • Maintain cleanliness and organization of maintenance tools, equipment, and work areas.
  • Ensure compliance with company policies, occupational safety standards, and government regulations.
  • Prepare maintenance reports, work orders, and inspection checklists.
  • Coordinate with contractors and suppliers during repair or renovation projects.
  • Perform other duties assigned by the Building Maintenance Supervisor or Engineering Supervisor.

Qualifications

  • Graduate of a Technical/Vocational course in Electrical, Mechanical, Building Maintenance, Air Conditioning, or any related field.
  • TESDA NC II certification (Electrical Installation & Maintenance, RAC Servicing, Plumbing, or related certification) is an advantage.
  • At least 1–2 years of experience in building maintenance, facilities maintenance, or property management.
  • Knowledge of electrical, plumbing, HVAC, carpentry, painting, and general repair works.
  • Ability to read technical drawings and use maintenance tools and equipment.
  • Physically fit and willing to work on shifting schedules, weekends, holidays, or overtime when required.
  • Strong troubleshooting, problem-solving, and communication skills.
